2630 J Street


Acting as both developer and Architect, Michael F Malinowski AIA bought this 1910 craftsman bungalow to capitalize on it’s location on J Street – the hub of Sacramento’s emerging Midtown mixed use neighborhood.  With a simple plan to ‘raise’ the historic house to create a new commercial ground floor – Malinowski’s small project was one of Sacramento’s first to tackle the technical, cost and code issues involved in such a plan.  On it’s year long path through the city permit process its design approval was challenged all the way to the city council.  With Malinowski’s engagement of the community and persistent commitment to his vision, not only was the design upheld, but the project on completion was awarded a citizen nominated Sacramento Old City Association Design and Preservation award in 1999.  As a final positive footnote, both individuals whose opposition to the project led to such extensive delays became supporters by the time construction was completed, and participated in the grand opening.  This project has been cited as an excellent example of contextual mixed use historic adaptation by a number of City of Sacramento Planning reports over the last decade.

Broadway Victorian

This large Victorian house was once an icon of prosperity on a prominent corner in Sacramento’s Oak Park.  With the decline of the neighborhood itself came years of abandonment and decay – leading to the term ‘The Grey Victorian’.  This site had become an icon of deterioration when it was finally acquired by Kevin Johnson as a catalyst development site.  Partnering with the Sacramento Housing and Redevelopment Agency, Mr. Johnson’s vision and passion for breathing life back into Oak Park’s Broadway corridor were the foundation for the work of M.F. Malinowski AIA in bringing this structure back to its former prominence.  Kevin Johnson has moved from being an Oak Park booster and developer to being our fine city’s Mayor – and this beautifully restored Victorian icon in his native Oak Park is just one of his proud success stories.  Using a new code approach, the Applied Architecture team is proud to claim this as the first ‘dual occupancy permit’ structure in the City of Sacramento, which increased it’s flexibility to respond to challenging market conditions by being a legal residential as well as commercial structure.  Locally awarded and lauded regionally.

Ladan Apartments: The Stockton Victorians

When the City of Stockton approached developer Cyrus Youssefi with a plea to save this abandoned and deteriorating group of century year old Victorian structures, MF Malinowski AIA’s Applied Architecture team was brought on board to craft a plan for a major rehabilitation and historic adaptive reuse.  Painstakingly converted into a warm and classic affordable housing development this has become one of the bright spots in the challenged Gleason Park neighborhood on the edge of Stockton’s downtown.  Construction was managed by CFY’s veteran Jim Kennard.  Awarded by the City of Stockton for Historic Preservation.

The Quan Ying Apartments of Stockton


Built in 1910, this classic four story unreinforced brick building was the original headquarters of the Salvation Army in Stockton.  After this building had been sitting abandoned and deteriorating for decades, the City of Stockton requested CFY Development take it on as a Historic Adaptive Reuse.  Owned by a local Chinese community Benevolent Association which partnered with the City and Cyrus Youssefi, Michael F. Malinowski AIA was asked to create from the unusual historic interior volume  an affordable housing project.  Since the building was a listed historic structure and eligible for the National Register, the design was vetted through the State Office of Historic Preservation as well as the local Preservation Committee and the Tax Credit Allocation Committee, along with the Owner’s committee and neighborhood committees.  The result preserved the exterior openings intact – including the giant first story windows which were rebuilt in place due to dryrot.  An innovative interior layout allows each large window to serve as the opening for a one bedroom apartment.  The units are very small in this structure, with some one bedrooms apartments being 270 sq ft; to make that work, the design included the furniture size and placement.  Awarded by the City of Stockton for Historic Preservation.

Brewster Building

One of Downtown Galt’s fallen treasures, this beautiful two story brick hall built in the late 1800’s was long abandoned and on the verge of collapse due to water damage and decay when D&S Development bought it.  They selected Applied Architecture Inc for help in bringing it back to it’s former importance both visually and economically and historically.  Rehabilitation and adaptive reuse in progress.

Clean it up, bring the historic character back – easier said than done.  Applied Architecture is expert at solving those challenges that seem simple but turn out to be complex.  Working as part of the SHRA façade upgrade program for over a decade, the team has a long history of success with historic properties on the older commercial corridors.

12th and F Street


Built in the late 1800’s to house a ground floor drug store and soda fountain with apartments above, this structure was in such disrepair by 1995 that the City declared it unsalvageable.  When the building was ordered demolished, Mike Malinowski AIA stepped into the mix, acquiring the property in partners with local contractor and preservationist Bruce Booher.  Malinowski tackled the financial analysis, design, approvals for code work and structural stabilization plan which preserved all the remaining historic fabric, even finding a way to stabilize the century old brick foundations.  Bruce Booher was the on site contractor, applying a robust mix of sweat and experience to tackle a seemingly endless stream of decay and construction challenges.  Malinowski and Booher were successful in securing a portion of the needed financing from the Sacramento Housing and Redevelopment Agency – the same entity that had initially hired consultants that found the building could not be saved.  While construction was on going, Malinowski negotiated a lease with Sacramento Legal Services to make sure the project would ‘pencil’ – a tenancy which continues to this day. The corner space became a retail/restaurant spot – mirroring the original soda fountain in size – which has gone on to become the home of several successful small business start ups ranging from handcrafted pizzas to gourmet fruit pies that attracted national media attention. 


This Mixed use adaptive preservation project located on the key corridor in Sacramento’s oldest neighborhood - Alkali Flat – is a transit oriented historic adaptive reuse that was nominated by Sacramento’s citizens and awarded a Design and Preservation Award by the Sacramento Old City Association in 1999.

Sterling Hotel

            Once one of Sacramento’s grand homes, this bed and breakfast has become a well known local classic, including its famous Chanterelle restaurant.  Expanding the building to include a full service bar was a challenge met by the Applied Architecture team working closely with City Preservation Director – using a ‘classic garden room’ approach.  In progress .

Cal PTA offices

            Victorian era buildings are abundant in certain Sacramento areas – many used for offices.  Keeping them in safe condition is an ongoing challenge.  The Applied Architecture team helped the California PTA upgrade their exterior stairways to meet code and accessibility standards while staying true to the character mandated for this listed structure.

            This historic building was in dire need of a new rear exit stair. The Applied Architecture Team navigated through the Historic Preservation, while creating a functional code compliant stair that serves multiple tenants. The Design is timeless.

14th and O Solar Canopy Restaurant


Owned by the Capital Area Development Authority, this four story apartment building with a restaurant on the ground floor suffered a massive termite infestation which caused damage from grade to the roof.  In crafting a repair plan, Applied Architecture’s Michael F. Malinowski, with encouragement from Paul Schmidt of CADA, did a façade update that included a street side Canopy made from glass solar collectors – a novel idea in 1995; and a solar hot water system on the roof.  Recognized and nominated by citizens of Sacramento with an Architectural award presented by the Sacramento Old City Association in 1996  



Hotel Stockton                   


In 1910, The Stockton was that city’s finest hotel.  It hosted movie stars, dignitaries, and countless local weddings and celebrations.  In the 1940’s as vehicles became more important, it’s full city block downtown location with no parking began to create problems, and within two decades it was abandoned.  Left to deteriorate for 40 years, it became Stockton’s most well known downtown icon for blight.  CFY Development’s Cyrus Youssefi enlisted Michael F. Malinowski AIA to create an innovate scheme for restoration and adaptive reuse as affordable apartments in the upper floors, ground level retail restaurant and office, and parking from the storage space in the inaccessible basement.  Malinowski’s plan involved abandonment of an adjacent alley to create a ramp for access to the basement, and preservation and where broadly necessary recreation of the historic fabric which brought this iconic Spanish revival masterpiece back to life.  Listed on the National Register, the project has won numerous accolades and awards both locally, statewide, as well as nationally for innovations and quality in Historic Preservation.

Globe Mills


The Globe Mills was built in several phases starting at the turn of the century, one of Sacramento’s most prominent industrial icons and the center for what was one of Sacramento’s most important economic engines.  By 1960, owned by Pillsbury, the structure was declared surplus and closed.  Later sold to a  transmission repair operation, it was not long before it was completely abandoned and left to decay.  With a series of fires burning through the mills timber floors, it was finally declared hazardous by City Officials and slated for demolition.  Michael F. Malinowski AIA teamed with two other preservationists in an effort to save this important structure; and that effort eventually won support at the City, State and even Nationally.  When the Globe Mills historic adaptive reuse project finally started construction in 2003, Malinowski had been working on the site over a decade.  Awarded numerous honors locally, state wide and nationally, both for innovative Historic work as well as it’s success in establishing a thriving residential community in Sacramento’s oldest historic neighborhood, long challenged with industrial uses and blight.

Planning Commercial Corridor Revitalization Plan 2003

A national Award winning planning tool developed by Michael F. Malinowski AIA under contract with the City of Sacramento.  Using his ‘hard knocks’ hands on experience and first hand insight into what led to the collapse of Sacramento’s classic commercial corridors, with extensive research and photo examples, this classic study and planning document was given national attention for it’s scope, and it’s innovative ‘user’s guide’ which tackles straight on the sticky question “what is good design”.
